How much is rental interest rate?

1. 用自住房refinance出来的钱全款买投资房，这个思路有什么问题吗？或者有没有什么常规的跟进办法？

有问题，不要全款买投资房，用现金付首付贷款买几个投资房。

2. 如果我用全款买投资房的话，refinance的利息能用来抵税吗？

The interest can be deducted from rental income. 

3. 如果我想买第二套投资房的话是不是最好用常规贷款？因为第一套投资房refinance出来的钱肯定不够买第二套。银行告诉我最多只能refinance 房子市值的60%.

4. 如果我请property management company帮我打理的话，PM产生的费用能用来抵税吗？

Yes, PM expense can be deducted from rental income.
