Operating Cash Flow != Net Income

cash flow doesn't include principal you paid in monthly mortgage. 

For example, if your rent always equals monthly payment, are you making $0 every month? No, your net income is whatever the princpal portion of your monthly payment. 

You need to calculate your net income for tax estimation, not just cash flow.
