I am not familiar with CA law either. I am taking the realtor course in NJ. Here is what I just learned today (for NJ I assume): after the contract expired, the lease will be month-month (no day-day lease) if there is no new lease/contract signed. the tenant can not just pay the rent for a few days. However, you need to study the contract you provided to the tenant.
the eviction procedure in NJ is quite long.You might need to consult somebody in NJ (some realtor might give you the answer). Alternatively, you may but a realor exam book. I am sure that you can find some info there.
