请教大家关于buyer representation agreement 的问题

为了孩子，第一次买房，毫无经验。报纸上找了个经济，她给了我一份合约。
关于钱的部分，请帮忙看看。经纪说我们买方不付佣金，可是她的合同上好像是不同的要求。

Commision：

If, during the currency of thisAgreement, the buyer enters into an agreement topurchase or lease any property of the general deion indicated above, the buyer agrees that the Brokarage is entitledto bepaida commision of ------% of the sale price of the property or______. The Buyer agrees to pay directly tothe Brokerage any deficiency between this amount anf the amount,if any, to be paidto the Brokarage by a listing borkaerage orby the seller.The buyer understands that ifthe Brokerage is not to be paidany commision by a listing brokarage or by the seller, the Buyer willpay the Brokerage the full amount of commisson indicated above.

The Buyer agrees to pay the Brokerage such commision if the Buyer enters into an agreement within ________days after the expiration of this Agreement (HOLDOVER PERIOD) to purchase or lease anyreal property shown or introduced to the Buyer fromany source whatsoever during the term of this agreement,provided, however,that if the Buyer enters into a new buyer representation agreeemnet with another registered real estate brokerage after the expiration of this agreement, the Buyer'sliability topay commision to the Brokerage shall be reduced by the amount paidto the other brokerage under the new agreement.

The buyer agrees to pay such commision as described above even if a transaction contemplated by an agreement to purchase or lease agreed to or accepted by the Buyer or anyone on the Buyer's behalf is not comleted.,if such non-conpletion is owing orattributable to the Buyers default or neglect. Said commison,plus any applicable taxes,shallbew payable on the date set forcompletion ofthe purchase of the .....

请问大家该如何填，多少百分比合适？多少天合适？签字的时候有没有该注意的事项啊，有些拿不准，请英文好的朋友帮帮忙。谢谢。
