Yes & no. She set the price, but Bank needs to agree the final price. if too low, bank will say no. She takes the offer and give to bank. She will get nothing.
2. 银行是通过realtor在卖, 银行所得是不是售价要减去realtor的费用.
Yes.
我没有realtor, 没有买short sell的经验. 我有什么特别要注意的么.
Short sale will take long time to get bank approve. Longer if there are two loans.

No difference in price. Ask if bank willing give the buy realtor anything. Sometime it is very small amount.
