see more from the Act:

"105. (1) The only security deposit that a landlord may collect is a rent deposit collected in accordance with section 106. 2006, c. 17, s. 105 (1)."

Then it is further clarified per act that it can only be last month's rent deposit up to one-month rent, and landlord should pay interest on the deposit.
