I had similar case as you two years ago. I paid $3500 to repair damage. Properties Company and I sued the tenants and won the case in court. But until now, I only got $150 payment, no hopes to get more payment. These people could make "烂人“. Not deserve to fight with them. Court cost me $190. In fact, I asked the Properties Company to rent out my house to no dogs and no smokers. But they did what they want.

From my experience, I suggest you: cooperate with your properties company, ask them to send next tenant statues and to let you check, and look good return from future long time run. It is not a good deal to spend time, energy and money for such small losses.
