want to buy a foreclosure house

Hello everyone-

I am interested in buying a bank owned foreclosure house. I want to fix some problems if it has by myself to save money. It has not auctioned sale yet. Here are my questions.

(1) Is it more difficult to get a loan than buying a regular house?
(2) Is it more difficult to sell this house if it has bankruptcy record on it and its value will be lower than normal in future? The house will be in normal condition when I need to sell it in future.
(3) Will insureance be higher than normal house?
(4) Does it take much longer time to complete the house transition?
(5) Is it a good idea to hire an atterony instead of an agent/broker to avoid 2-3% commission?
(6) What potential risks it might have? I am not afraid of fixing some problems unless it has huge problems that will cost big bucks.

Please help answering my questions if you know them or some?
