There are two issues with this deal:

A. Do you have tax issue - or do you have capital gain from the sale of your house. If yes, calculate how much extra tax you have to pay; otherwise ignore this issue.

B. Hire a lawyer to review the contract to make sure you won't loss the $30K cash.
