1. let the tenant move out peacefully. no fight
2. take pics of anything borken in the house and ask the tenant sign documents that shows the exact date the tenant moved out.
3. keep all proves of the ad you put in the paper and other ways you tried to find a new tenant.
4. don't return the deposite.
5. sue the tenant in small claim court.
