the buyer shall have the right .upon provding the seller with reasonable notice . to conduct a pre closing inspection of the property to ensure that the property is in the same state of repair and condition as viewed on the date of this agreement .

买方有权力，在合理地通知卖方之后，做一个pre closing的检查，以确保房子的情况跟签合同的时候一样。

这个条款是保护买方的。reasonable notice不是合理的理由，而是合适的通知，得给对方合适的时间。一般是在close之前的48小时。
