Hard to win

Most existing house sales contracts are "as is" contract. That means after closing, the buyer accept the property "as is". The buyer has all the responsibilities to use the property.

Some times, the seller may buy a one year services (home warrenty) for the buyer, the warrent may cover part of your loss.
