出租公寓求建议

各位大侠，有一个问题请教。

我现有一个公寓在找房客，公寓位置极佳，在地铁站前，好学区。遇见一位来看房的，说是为儿子读高中要租我的房子，她家在附近但学区不好。她经营一家修车铺，她先生也自己经营小公司，没有信用记录，估计报税的收入肯定不高。她愿意付2个月的押金，她的原文如下：

“It was lovely meeting you today. You are a very warm and nice person. 

Thanks for taking the opportunity to write me an email. I can pay you two months rent in advance if I miss any payment (which will never happen) you can write in the lease that you are entitle to keep the both months deposit. 

I will never disappoint you with rent because all this we are doing for our son. 

I hope you can feel the sincerity. Rest you can tell me how can I satisfy your curiosity.”

她人看上去挺真诚的，如果租给她，会有什么潜在的麻烦吗？我在Northern VA.
