Again, your agent should have run a title search even before the appraisal. The tax records are in the county collector office. That is not an excuse. The insurance premium may be high but that is an after fact, not a part of your decision to buy the house, i.e., because of the lower insurance rate. We are talking about at most a few hundred dollars a year. The materiality would not be obvious to most people.
