I have not received the investigation conclusion yet. The tenant said the conclusion is: the fire was caused by arcing of his wire. But two things happened already:
1. The tenant is asking for refund of the deposit. I said I will hold until receiving the investigation conclusion from insurance. Is that ok?
2. After the fire, the insurance company evaluator asked my agent to cover the house with a tarp (to protect the contents inside the house from rain--actually I did not have anything inside and the house is burned down) and then the evaluator called a company directly. My agent called back the company and got to know it takes $3000. The agent then got a cheaper offer from another company. But when the agent went to my house, the first company had already put the tarp on.
---Question 1: can I reject paying for this because it was not permitted orally or in written?
---Question 2: can I (or my insurance company) ask the tenant to pay some or all of this #3000 (because he actually has something inside the house)?
3. My agent said maybe I can request the tenant to pay my insurance deductible through my insurance company. Is that possible?
