房屋出租问题

我有一独立房租给四位女大学生。但我发现实际有５个人住在里面。我的朋友（邻居）也告诉我经常看见一个男孩出入．In the lease agreement, it specifically says only
those four girls living there. What's the best way to deal with the matter legally? Thanks
