how can get money back?

we have a apartment and rent out,the lease is 1 year untill August 2011.  The apartment is in a big building can't be sub-lease according the rule.

This year the leasee bought a new house themself, they will move out recently. The question is: we have signed the lease, if they move out,what should we do?
