Thanks for the input. I did a rough calculation. Each court costs about 50-60K to build, thus a 5 court center costs about 300K. the bubble cost about 150K (?),  that makes the total = 450K. the lot should be 3 acres. that's another 700K-1 mil in our area. so the total will be 1.2 -1.5mil.

 

Income (per court): 14 hrs/day (8am-10pm) X$40/hr = $560/day   or 560 x 30 = $16,800/month

5 courts income in a month =16800 x 5 = $84000 

5 courts income in 6 block-time months  84000 x 6 =$504,000

5 courts income in other months   $100,000

Grand total   $604,000

 

cost:    utilities   $30,000/court   5 courts = $150,000

            labor     2 x $25000 = $50,000

            Total     $200,000

            Other costs  $4,000 

            Grand total  $204,000

 

Income in a year   504,000-204,000 = $ 300,000

 

which means we might be able to get the investment back in 5 years
