You have to show your house is less than comps

First, show them the appraisal report.  Establish that correct valuation is 220K, not 230K. 

Second, show them why you think your house is less than appraised, why your market price is fair. 

That's 50K worth of differences from appraised to market price, find items to show there are 50K worth of repairs.
