让数据慢慢飞:东西沿海与内陆房产升值数据

好像这里有一共识,东西沿海好区的升值潜力比内陆好。虽然我来美国后就一直住在西海边,在海边城市也有出租房,在内陆买投资房是最近一两年的事。所以很好奇。周末查了查。选了六个代表性城市,三个海边好区,三个最近跌得力害的内陆城市。

根据下面20年的数据,1)沿海的升值比内陆好。2)年升值率沿海(4%+)比内陆(2%+)高2%,3)内陆城市如果去除近几年的大幅下降,过去15年年升值率比沿海低1%多一点。这三个城市现在租金回报率在10-15% 之间。如果近几年这几个城市房价没跌,租金回报率定会低很多。

从投资角度看,结论是比较清楚的。

后记,应一些看了原帖网友的要求,又加了4个内陆城市,san antonio, boise, de moines, mineaolis, 看来上面第一条都难成立了。
