急问，买投资房碰上头痛事，真的不知该咋办?

我们星期一（11/24）问卖方（foreclosure）能否修？卖方回：不修。因为原定12月5日过户，晚一天，罚$100。我们11/25日通知卖方 ：我们自修，争取再验通过按时过户。花费 $2500 修了两大项，第二天卖方回我们：他们不修也不允许我们修。Seller
will not do any repairs nor allow any repairs prior to closing.   头痛的事：如果不修好，不能贷款，如果修，没过户，不能修。咋办？急!
