Yes, absolute NNN 地产听起来好, fee simple ownership allows for deprecation. No LL responsibilities 符合我的懒人性格.

快餐和加油站怎么样?

现有大笔的Customized Muni Bond Portfolio, but yield is only about 3.4% Tax Free, 又不想全放在equity market, 所以想分出一部份去房地产.

小部份在private credit fund with current yield 12%, but not sure if I should increase this allocation.
