I am in the same situation as you now
Bought a condo for $90K. Need $10K to fix it up and may take one month. I have to fix the small things by myself, which is going to require at least 40 hours. The market value right now is about $130K. Now I am thinking how much money I am going to make from it. If sold at $130K, I will get $117 probably. My hourly rate is about $75/hour, so I have to take $3000 of my labor cost out of it, which leaves it at $114. It usually takes at least two months to sell it. That makes my net gain at rougly $14K for three months. Does it worth the effort?
