His company insurance has 5 millions liability and aggregate to 10 millions. As his renter liability is 1 million. He is willing to add something to lease, like "Tenant covers any damage resulting from the property being used as a bussiness premises. Tenant waives landload liabilities of neglience from the property being used as a bussiness premises."
