If they will sponsor your EB1-OR, then you can start I-140/I485 as soon as the lab says yes, but it's up to your boss and the Lab's policy.
Or if you are outstanding enough, you can do self-sponsored NIW or EB1, but the self-sponsored I140 needs a lot of efforts and preparation, you should do it after you have done thorough research on the strengths and weeknesses of your case.
Also, you should ask for premium for your H1B if you don't want to wait 3 months. Premium process can allow you to enter USA in H1B visa in 2 weeks.
