If we do not have agent, does that mean the seller's agent could get 5-6% commision fee or still half of the total commission fee?

- Probably seller agent will get commission both ways by acting your agent as well, or the agent may find someone (other agent) else to act your agent just playing role on paper.
Not being represented, you still don't save seller a penny as long as seller retained one.
