谁动了大地主(AMH, INVH)的奶酪?
美国独立屋大地主的两大扛把子, AMH 和 INVH, 每个都有7,8万个独立屋,过去的五年中应该是享受到了房租,房价双增长的福利。分红/dividend大幅增长,固定资产也由于房价增长有了显著的提高。按说公司赚了钱,增了值,股价上应该有所反应。看看图,又看不出来。特别是INVH, 与2020年初/疫情之前几乎一样。
地主们是不是考虑集资把这些公司买下来,保持运营的同时,每年卖掉一些房子,估计都可以大赚一笔啦。
实在是搞不明白,难道做大地主还不如当小地主??谁给掰扯掰扯, 太打击信心了。
