In some states you can just take classes and exam to get license. At some states you have to be apprentice for certain # of hours to get license.
Realtor needs to get affiliation with a broker/company (split on your commission: some may be 50:50) because there is company license/insurance/MLS access/key access needed to work. They all cost money.
On top of that you have to get continuous education/exam every few years. Sometimes it is easier to get realtor license at one state and later get license at another state (still exams, application for license...)
