IMHO, you can claim lost of rents and smoke damages but not

IMHO, while you could potentially claim for lost rent and smoke damages, it might not be worthwhile pursuing.

 

Regarding the tenant's situation, as it was an act of God, it is not your responsibility. You could offer some assistance as a gesture of goodwill, but it is not a requirement.
