The NNN cap rate for medical office buildings is usually higher.   7.3% is normal. 

If it's retail/medical office building leased to a credit or national brand - for example Urgent care, Aspen Dental, etc; 7.3% cap is good.

If it's for local doctor clinic, 7.3% is too low.
