我又仔细看了一遍：

lawer's demanding lette is 8/14 in writing to sell the house;  8/28 closing. no sue, I pay nothing for attorney fee or extra.

If not, they will start to sue, to recover all the costs including attorney's fees.

 

I do not think buyers expensed anything, they might encounter some cost to lock in rates in multiple time.

I did not take their $1K earnest money.
