这房在市场上半个月，只收到一个现金低offer, 我offer 低于asking 2%, as is, 被接受。Dual agent. 7 days inspection contingency.

Raised foundation.

这房子是出租房，房主年纪也大了，老婆没了，2012 年起租2000，一直没怎么涨房租，房客也不麻烦房主修理， 所以condition 不好。

 

没想到的问题：

1， One Pier not fully supported, 因为动过下水管，土松动，感觉这个不难修，就是得爬进去.

2， subfloor/frame  有一个地方长霉，

3, 房子周围grading 不好，没有area drain, 房检师说最好修个area drain, 这个不便宜。网上说50-100 /linear feet.
