-You can file I-140 first and wait for the I-140 approval, then file I-485. Thus, if your I-140 is denied, you don't need to file I-485 and thus you can save some money (I-485 filing fee and physical exam fee, etc.).

Of course, you also can choose to file I-140 and I-485 concurrently if you think your background is very strong and there is not a problem for the I-140 approval; or you need to file I-485 to keep your legal stay in US.
