好区和差区的区别，楼下就是经典的例子

5年前买的房子，42万，现在卖50万，涨幅不到20%；

同样5年前看的60万的房子，现在90万（根据你的描述计算得出），涨幅50%。

只能说当初你买错了地方，而不能怪房价涨得太快（或太慢）。
