请教现在买房合适吗？

请教论坛里的各位xdjm， 现在在悉尼买房，主要用于投资用途合适吗？本人现在有一份正试工作，准备年底申请完citizenship之后就回国了， 估计很长一段时间都不会回来。看现在利率比较低，房租又比较高，想在回国之前买一套房子，30万左右的，首付20%，然后就希望用租金收入抵月供。也算在澳洲有房产了，以后回来也算有地方住。这种想法现实吗？尤其是在目前这种经济情况下，适合投资吗？谢谢大家了！
