You can spend around 300K+ High to get a nice house at Caroline springs at West Melbourne. A 100K+ loan shall be easy to handle.

If you buy at eastern area like box hill or Glen Waverley, that could cost you 700K. You need take a few tenants to reduce your mortgage burden. It is not good experience to share kitchen with strangers.
