If the owner shows the evidence that she pays everything for 12 months, and there is a legal document shows that she had promised to pay everything at the very beginning, the co-borrower may be able to get away from this loan be treated as a debt to the co-owner provided that she is a relative to the owner.

The other way is to sign a lease contract and provide a tax form to IRS.

Anyway, if a co-borrower wants to get the loan for the borrower, better to get the consultation from the bank and a lawyer for issues that might appear unexpectedly when she wants to get a loan for herself later.
