Don't use depreciation in initial years

Don't use depreciation yet if you just bought the property.

In initial years, there are a lot of deductibles such as rehab. Once the cash flow is well established, you can start using depreciation.

The depreciation is calculated on 27.5 years on continuous basis. Once it's started, you can't stop it.
