急!明天要下offer一个破产房,请问应该注意些什么?

I happened to see a house for sale last
Friday when I passed by a neighborhood, I have always loved that neighborhood. The price of the house is very appealing, the asking price is $300000 and normal market value of the house is about $350000.

I called a realtor I found online and she
showed me the house today, the house is in fair good condition, new carpet, new
painting, the kitchen looks tired and need some upgrade, all the bathrooms are
ok but could use some upgrade. 

The realtor told me the house is a
foreclosure property, it was on market since July and the price was dropped
from $350000 to $300000, the house was pending in October and then came back to
market on Nov. 2nd.

I asked the realtor to find more information about the house, she just called me and
told me that the seller’s agent wouldn’t disclose why last offer fell through,
she couldn’t find any record of repairs or maintenance of the house, in fact,
she couldn’t find any information about the house, but she asked me to put an
offer in tonight and she advised me not to offer less than $295000.

I think I would offer the price she
advised tomorrow with a clause in the contract that I don’t have to proceed
with the sale if there are defects I don’t wish to fix during inspection. 

This is a major purchase in my life and I
can’t afford any mistakes, would you give me some advises?
