If you want to avoid lawyer fee, then learn to be a lawyer yourself. Read/learn rental lease clauses and laws. Don't think that there is some $20 standard lease you can just download and forget about it. Lease is your lifeline, your ultimate weapon against tenants. If you save money/energy on lease, you lose money on everything else.

Sometimes people like you have priorities all messed up.
