买投资房带的租客要赶走吗？

最近要买一个投资房，这个房子里面的租客已经住了3年以上，看上去还不错，把家里保持得很不错。可是目前的租金比市场价低20%以上。还好现在是month by month lease.

过户后，我是应该直接给30 days notice 赶走，重新找房客呢？还是让他们加租？我怕万一惹恼他们，给我搞点破坏比较麻烦。还有现在是年末，估计房子不太好租。要不跟他们保持原价，签一个半年左右的lease? 还有什么其他需要注意的吗？谢谢！
