sheriff sale

wonder if someone lives in a sheriff sale property, what are the procedures to get him evicated...also, how to ensure no damage in the property while he stays inside... i totally undrestand the frustration and angry when someone losing his house... but as an investor i dont want to get my hard earned money get burned and meanwhile dont want to put myself into a safety issue.

I am in Philadelphia, Any advise?
