请教：单身租客刚刚在医院去世

请教有经验的地主们，单身租客刚刚在医院去世，他的power of attoney通过手机留言通知了我。并说他的亲属会从国外飞过来收拾他的遗物。请问：
1。下面的程序应该怎样走？
2。我怎样确定租客国外亲属的身份？
3。怎样能够尽快的合法的收回房子？
4。另外，我现在可以换锁以防止不相干的人进屋吗？我自己可以进屋查看并拍照吗？
