I didn't count the business value a momont ago... apparantly my move of purchasing the property management business last year was extremely good.  - the two properties and business are both appreciating quickly...

My cashflow will improve substantially after I take over the business in a few weeks (it is common to take more than 6 six months to settle this kind of business).

I am now looking at breaking 10m in next 3 years...
