一个房子分租的问题，请教大地主们

一个大房子，想分成两个部分出租给不同的家庭，这样可以提高总租金。各自有独立的出入门口，中间加了隔墙。

问题
1. 能这样做么？房子是SFH
2. 如何解决水电费的分摊问题？
3. 根据zoning, 无法改成multi family, 地主们有其他办法么？
