I would say if you can get it around 130-150k, you may put in 20K cost to fix, than it may work out, if it's 170K and the house is like what I saw, then, it may not work out.
General impression is that whoever may rent this kind of 30-40 year old house will probably lower income, blue colar, probably hispanics. I am not sure how tough it is to deal with them.
