If you haven't closed the house, you are not owning it. So don't do modifications on it, in cases you can't close, or changed the condition that violate any clauses.

Sure you can ask, but it is not a good idea to me.

Just line up handyman and get them ready. There is little you can't do with enough money on fixing stuff.
