The listing agent shared an inspection report by a structural engineer. The cracks are due to a shallow footing. It is estimated to be 12 inches. The required footing should be 30" deep minumum. Three hydralically advanced push piers are required under the wall. 3 more piers along the adjacent wall.The corner needs to be lifted. After the corner is lifted, the footing needs to be underpinned to 4 feet concrete below grade.We thought this 25 year old house is a deal. The house was originally listed for $239,900 and it is now for $179,900. It was sold for $345,000 in 2007.
