请教home inspection后的预算维修

刚做完home inspection，发现整个房子都要重新rewiring ，是老房子，所以knob and tubes需要更新。insect inspection还要做treatment。请问一下：光这两项费用大概需要多少钱维修？

事先房主同意我的offer价格的时候说会没钱维修了（可能的确是没钱，也可能是对方或者agent一种讨价还价的技巧），如果home inspection报告有问题的话，我也只好自己承担。我当时的说法是我要看具体的inspection报告才能决定。现在报告出来，我要考虑我是否还要继续跟卖方讨价还价，或者就算白花了几百块的home inspection fee，自己退出。
