rental history不好的人，一般更喜欢在reference上作假。喜欢给一个真地址，假姓名(自己朋友)

所以在拿到申请住户以前的地址以后，查这个property的tax record和legal owner的真实姓名，然后可以在网上买到(几块钱)owner的电话号码(查电话本也行)。

俺用这种办法，screen掉了不少非常危险的申请者(6个月不叫rent,把landlord告上法庭，吸毒，等等)。

一般landlord总是对住户的financial最在乎，其实人品更重要，谁都不想弄个trouble住进来。。。

感叹一下，做过landlord，才知道美国广大人民群众，过得有多艰难。
